The Keystone acquisition philosophy begins a strategic decision-making process. We work with our client to
define the asset class to acquire, key markets to pursue, and the desired tenant mix of the property.
Keystone seeks high quality "Class A" office and industrial buildings with long-term "investment grade"
tenants. We place special emphasis on single-tenant properties. Assets of this property type provide an
outstanding opportunity for clients to participate in a low-risk investment, with stable and predictable
cash flow yields. Focusing on a minimum tenant lease term of seven years, Keystone seeks to invest in
property with opportunities for base rental rate increases during the term of the lease.
Another element of the Keystone acquisition philosophy is to professionally underwrite the quality of real
estate property and the quality of tenant. This two-tiered underwriting practice allows Keystone to thoroughly
understand the physical property, the local real estate market, and the ability to competitively re-lease
the property in the future.
